Property Management Basics: Taking Over with Confidence – Virtual Training

November 4 @ 2:00 pm - 4:00 pm EST
11.4.26 Webinar

Practical strategies for taking over a property, resetting expectations, enforcing leases consistently, and reducing resident conflict.

PROPERTY MANAGEMENT BASICS: TAKING OVER WITH CONFIDENCE

Taking over the management of an affordable housing property involves more than receiving keys, accessing management systems, and introducing new staff. Incoming management may inherit incomplete files, unresolved maintenance issues, inconsistent lease enforcement, informal arrangements with residents, pending requests, outstanding compliance findings, and property practices that may not match the lease or applicable program requirements.

WHAT YOU CAN EXPECT FROM THIS TRAINING

US Housing Consultants will provide a practical look at what management teams should consider when taking over an affordable housing property. The training will focus on reviewing what has been inherited, communicating the transition to residents, understanding the difference between lease requirements and past practices, and addressing issues that may not have been handled consistently by prior management.

The session will also examine how layered program requirements can affect management decisions and why new management should understand the property’s existing obligations before making changes or taking enforcement action.

Participants will receive practical guidance on issues that may arise when assuming management of an existing affordable housing property, including:

  • Reviewing what management has inherited before making changes
  • Communicating a management transition to residents
  • Understanding the difference between lease requirements, house rules, policies, and past practices
  • Responding when residents say, “It was never enforced before”
  • Establishing consistent and defensible enforcement practices
  • Understanding how layered housing program requirements may affect management decisions
