Our leadership team works with our consultants, trainers, and compliance analysts to find new ways to drive change in affordable housing. US Housing Consultants’ mission is always to innovate and constantly develop better ways to assist our clients and the families they serve. This is possible only because we have the best people, and they are dedicated to fulfilling and expanding our vision every day. All of us, from our inspection consultants who show a path forward to our compliance analysts, who combine deep industry knowledge with care and concern for our clients, stand ready to help.

Megan Zinck

Megan Zinck is a dedicated, purpose-driven leader with over fifteen years of experience at US Housing Consultants.

Megan Zinck is a dedicated, purpose-driven leader with over fifteen years of experience at US Housing Consultants. She began her career with the firm in 2007 and has grown alongside the organization, developing deep operational knowledge and a strong appreciation for the responsibility that comes with supporting affordable housing programs nationwide. Over the course of her career, Megan has led complex compliance and operational initiatives, and guided client service teams in delivering consistent, high-quality service. She brings operational discipline, sound judgment and a deep respect for people to her role as Chief Executive Officer. Megan is committed to thoughtful leadership, strong execution, and ensuring the firm remains a trusted partner to clients while supporting employees in meaningful, impactful work that helps provide safe, stable housing for communities across the country.

Deborah Russell joined US Housing Consultants in 2018 with more than twenty-five years of experience in accounting.

Deborah Russell joined US Housing Consultants in 2018 with more than twenty-five years of experience in accounting. She worked in the reinsurance industry for several years and then joined Lawn Dawg as the CFO, a position she held for 12 years, helping guide the company to success and eventually to a sale. Deborah has a degree in accounting and an MBA and brings a wealth of experience to her role with US Housing Consultants.

Andreana M
VP of Compliance Services

Andreana Moriatry

As Vice President of Compliance, Andreana leads a team of professionals who perform a wide array of services assisting our clients stay in compliance.

Andreana brings more than 30 years of experience across real estate, multifamily operations, and affordable housing compliance, with deep expertise spanning HUD, LIHTC, HOME, RAD, USDA/RD, Public Housing, and numerous state housing programs. She is widely recognized for her ability to bridge compliance, operations, and technology—helping organizations navigate complex regulatory environments while improving efficiency, accuracy, and outcomes.

Throughout her career, Andreana has focused on strengthening front-line teams—the professionals responsible for the day-to-day work of housing individuals and families—by building clear processes, practical tools, and scalable compliance systems that make the work both easier and more effective. Her background includes leading compliance and operations teams, guiding large-scale software and database transitions across platforms such as MRI, Bostonpost, Yardi, and RealPage, and developing policies, procedures, and training programs that support sustainable growth.

In addition to her operational leadership, Andreana is a frequent speaker and trainer within the affordable housing community and is deeply committed to mentorship, education, and peer support across the industry.

Beyond her professional accomplishments, Andreana brings the same discipline, resilience, and commitment to her personal pursuits. She has been a BikeMS Top Fundraiser for more than a decade, raising critical funds for multiple sclerosis research, treatment, support services, and advocacy. She is also a Brazilian Jiu Jitsu purple belt, reflecting the perseverance, focus, and determination she brings to her leadership and work.

Dan Biron

Dan Biron has been a critical member of US Housing Consultants since 2006, shortly after the Company’s founding. Dan started as the executive assistant to the CEO and quickly developed a deep understanding of affordable housing compliance.

Dan Biron has been a critical member of US Housing Consultants since 2006, shortly after the Company’s founding. Dan started as the executive assistant to the CEO and quickly developed a deep understanding of affordable housing compliance. Dan led the Inspection Services Department for several years, during which time he developed a reputation as a leading industry expert on REAC Appeals. Dan has guided affordable housing professionals nationwide for more than a decade, working with them to ensure the safety, marketability, and long-term viability of their properties. In 2019, Dan became the Chief Account Executive for US Housing Consultants and oversaw the success of all of our client’s accounts.

Stephanie Beaton joined US Housing Consultants in 2012, beginning her journey in our Compliance Department.

Stephanie Beaton joined US Housing Consultants in 2012, beginning her journey in our Compliance Department. She grew and evolved with the Company, and ultimately discovered her passion in Human Resources. As Vice President of Human Resources, Stephanie leads our amazing HR team to ensure that every US Housing Consultants employee has the support they need to succeed from day one and beyond.  Under Stephanie’s leadership, she has created an HR team that is dedicated to putting employees first, working tirelessly to create a supportive and empowering environment. Stephanie lives in New Hampshire with her husband and two children.

Michelle Dispenza

Michelle Dispenza began her career at US Housing Consultants in 2022, starting in Client Services and quickly becoming a trusted partner for both clients and internal teams.

Michelle Dispenza began her career at US Housing Consultants in 2022, starting in Client Services and quickly becoming a trusted partner for both clients and internal teams. Over the years, she has grown with the company and emerged as a steady, solutions-oriented leader who brings calm, clarity, and exceptional judgment to a fast-paced, multifaceted environment.

As Vice President of Client Services, Michelle leads the department responsible for providing the first touch for many clients and for ensuring operational readiness for each engagement. She is focused on excellent service delivery, seamless logistics and strong communication, ensuring that every interaction reflects the quality and professionalism US Housing Consultants is known for. Her approach is collaborative, practical and execution-focused. Michelle fosters trust and alignment across all relationships and supports our vision of responsive and reliable client service.

Michelle is based in New Hampshire and enjoys spending as much time as possible with her husband, children and granddaughter.

Gary Kirkman

Gary Kirkman is the Vice President of Compliance Training. Gary leads our team of industry leading trainers.

Gary Kirkman has over 20 years of leadership experience in the affordable housing industry and currently serves as the VP of Compliance Training at US Housing Consultants. Gary began his career as a Regional Property Manager, overseeing Rural Development and HUD properties. His passion for supporting communities and mentoring others led to his promotion to Training Specialist, where he managed multiple affordable housing communities while providing hands-on training to staff on program requirements.

He later advanced to the role of Training Director, where he played a key role in developing company policies and procedures and leading the organization’s training initiatives. During this time, Gary also partnered with property owners and developers to present at town council meetings, advocating for the development of affordable housing in areas where it was most needed.

Earlier in his career, Gary was recognized as an award-winning Community Manager, receiving the Best Overall Compliance in Affordable Housing award for the Southeast Region within a property management company portfolio. Known for his engaging and relatable style, Gary is a seasoned public speaker who regularly conducts both public and private trainings. He is a frequent presenter at industry conferences, where he provides expert guidance on all major affordable housing programs.

Gary is highly respected by colleagues and industry professionals alike, with many praising his deep knowledge, approachable demeanor, and dedication to helping others succeed. Colleagues have stated, “He has the ability to learn complex compliance requirements and teach them in a manner that others can learn” and “Because of his positive disposition, his reflective way of operating, and all of the character traits that make him so special, Gary’s questions never go unanswered, and his searches always bring him to exciting new discoveries.”
