  • Pre-REAC/UPCS Inspection Consultant

    US Housing Consultants, LLC is seeking a qualified candidate to join our industry-leading team of Inspection Consultants. As a member of our team of Inspection Consultants, you would perform HUD UPCS and Pre-REAC inspections on assisted housing properties. Inspection Consultants work both regionally and nationally, working with owners and agents of HUD and Tax Credit assisted properties to remain in compliance with national inspection standards.

    To join our team, candidates must have a general knowledge of building systems and components, and a willingness to learn about effective ways to evaluate multifamily and assisted living assets. Candidates with prior experience in affordable housing, building maintenance, construction, and professional inspections are preferred, but anyone with an interest is welcome to apply. The most important qualifications are a desire to learn, work well with customers of all backgrounds, provide calm and intelligent advice, and have a genuine appreciation for helping others.

    Inspection Consultants work throughout the country and have to travel to properties, some travel may be local and other travel will include air travel. The day-to-day job of an Inspection Consultant requires a lot of walking, and travel to and from properties. Daily hours may vary, and occasionally travel on Sunday is required.

    Qualified individuals will have the following skills and abilities:

    • Must possess excellent customer service skills
    • Ability to interact professionally with all property staff and tenants
    • Be comfortable with business travel, including air travel, rental cars, and hotels
    • Basic knowledge of building and site components,  Exterior, Interior, Common Areas, Systems and Mechanical Rooms, and Grounds

  • Inspection Protocol Trainer

    US Housing Consultants is seeking a qualified professional to serve as Inspection Protocol Trainer for HUD REAC UPCS and NSPIRE.  As an Inspection Protocol Trainer, candidates would perform both live in-person training events as well as webinars. The candidate must have excellent presentation skills and the ability to communicate complicated materials conversationally and emphatically.

    In this role, the Inspection Protocol Trainer would have the opportunity to become a leading expert and thought leader on HUD REAC Inspections and work with companies and government agencies throughout the country. Eligible candidates must present a knowledgeable and optimistic view of HUD Inspection Protocols and compliance inspections.

    The Inspection Protocol Trainer is responsible for the following:

    • Performing Live Training Events on REAC Protocols (NPSIRE/UPCS)
    • Conduct Webinars and Record Pre-Recorded Web Training on Inspection Protocols
    • Develop Training Materials for public and private events
    • Assist with organizing public and private training schedules
    • Maintain updated knowledge of HUD REAC Inspection Protocol Training
    • Work with Industry Partner groups such as NLHA, Leading Age, and NAHMA to expand industry reach

    Eligible candidates should have at least ten years of experience in affordable housing as well as the use of inspection protocols on rental housing. Preference will also be provided to candidates with experience in syndication, asset management, and/or compliance monitoring. Eligible candidates must be able to perform public speaking at a level that is engaging to persons ranging from frontline maintenance and management staff to senior executives.

    US Housing Consultants is based in Concord, New Hampshire, but employs a remote workforce environment. The candidate would be required to travel regularly to training events and internal company meetings and events. The inspection protocol trainer position would report to the Vice President of Training and would be supported by the training department.

  • Property Condition Assessor

    US Housing Consultants, LLC is seeking a full-time property condition assessor in the New England region to perform property condition assessments on multifamily properties throughout the country. This position will focus on preparing Capital Needs Assessments (CNA) and Property Condition Reports (PCR) in accordance with the ASTM Standard E2018-15, which provides lifecycle analysis, estimated costs to remedy the physical deficiencies and long-term asset management planning.

    We are looking for strong relationship builders who are interested in building science as a Property Condition Assessor. We will provide opportunities to receive CEU’s for certifications related to the industry to grow your craft. US Housing Consultants is a nationwide consulting firm that focuses on affordable housing, though we also conduct property condition assessments beyond the affordable housing industry.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    • Prepares Capital Needs Assessments to include cost estimates to remedy building deficiencies.
    • Conduct property inspections to assess the condition of mechanical, electrical, plumbing systems, structure and foundations, interiors, common areas, exterior walls, windows, roofs, and site work improvements.
    • Interview property owners, occupants, key site personnel, and local government officials to obtain information concerning the subject property’s condition.
    • Review repair/improvement cost information, certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information to determine the condition of the building.
    • Takes document photographs of representative systems, conditions, and physical deficiencies.

    QUALIFICATIONS

    To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

    • 3-5 years commercial building evaluation or commercial design experience with a general understanding of all building systems: site work, structural, building envelope, fair housing design requirements, and multifamily housing design and operations.
    • Applicants who are certified as either a BPI, Professional Engineer, or Architect may be given preference.
    • Capital Needs Assessments and similar reports require often complex information to be communicated in an easy-to-read format, following plain writing objectives.
    • Strong organizational and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers.
    • Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.
    • Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical and quantitative skills.
    • Excellent time management and organizational skills. The position requires simultaneously managing electronic deliverables for several ongoing assignments.
    • Ability to travel in the United States and U.S. satellite countries.

    US Housing Consultants is based in Concord, New Hampshire. However, the compliance services team is a remote workforce; as such, potential candidates can be located anywhere in the United States. Travel for onsite work and industry events will be required.
