Compliance Reviews

Our compliance reviews can be performed either On-Site or Off-Site. If you choose to include an off-site compliance review, you will receive PDF copies of the resident files reviewed during the process in addition to the detailed audit report. Our compliance audit report includes a full analysis of the property's performance with 1) deep targets, 2) eligible basis restriction, 3) income restriction eligibility, 4) rent restrictions. We also include a full file audit for each file reviewed that will show all of the issues that need to be addressed. Unlike many other companies performing compliance reviews as part of Annual Asset Management Reviews, our staff is trained to understand compliance standards nationally. Our analysts are not only familiar with the national rules, but know about trends, peccadilloes, risk, and methods in every state in the nation.

Physical and Market Reviews

Our compliance analysts will review your asset to determine if the asset is being managed properly and to determine what issues need to be addressed for (1) routine maintenance (2) emergency maintenance, and (3) capital needs. Our compliance analysts have been trained as physical inspectors by our Pre-REAC and Capital Needs Assessment teams, who have trained our analysts to understand UPCS Inspection codes, national building codes, as well as good standard practices of preventative maintenance. Our analysts will also review the surrounding area to determine if the neighborhood is stable or not, and if there are external elements that could affect the operation of the asset. This review will give you and investors a snap-shot view to determine if the asset is performing up to proforma standards and expectations and see if there are risk factors that need to be addressed.

Financial and Operation Reviews

The financial and operation review portion of the annual asset management review covers all areas of property operations, reviewing areas of operations such as vacancy, turn-over, maintenance costs, reserve balances, and many other areas of the asset's day to day operations, as well as long-term planning for capital needs and long term trends. This review will collect reports from the property's management team and our team of analysts will refine the data in our easy to read reports into areas of concern, risk rating, as well as short and long term risk rating indicators.
