Technical Reviews
Technical reviews are reserved for correcting items and components that were recorded incorrectly during the course of your inspection. There are very specific rules and guidelines (see our quick links section for reference materials). You can use technical reviews to show that something recorded as inoperable does work properly.

Why Appeal?
Many clients express concerns about “stepping on toes” when they file an appeal on an inspection. The appeals process is a technical process and no one ever gets their toes stepped on when it is done correctly. You have the right to appeal, and if there were errors in your inspection, you absolutely should appeal.

Inspector Observations
One of the most misunderstood concepts about REAC is that inspectors are REQUIRED to record violations that may be “questionable” or “have a reasonable explanation”. The appeals process was designed to sort out these differences and distinctions, which allows the inspection process to be uniform in nature. If your inspector records a violation even though there is a modernization project in process, it is because he has to; if he records a crack in a sidewalk that belongs to the city, it’s because he has to, unless his best judgment can reasonably determine that it is not your property. The appeals process was designed to sort these variances out.

Database Adjustments
Were there mitigating conditions present during your inspection; certain mitigating conditions can successfully adjust your REAC Inspection score. Conditions such as extreme weather, modernization projects, and local codes are all reasons for a database adjustment. There are many, many reasons for database adjustments, but the methods for doing it correctly are fairly limited.
